Developer FAQ
Common questions from real estate developers and construction companies about listing on GREM — verification, fees, presale flow, marketing, multi-country sales, CRM.
What types of projects can I list on GREM?
Residential complexes (apartments, villas, townhouses), off-plan developments, completed buildings ready for sale or rent, commercial property and land plots. Both single-unit owners and large developers with full residential complexes can list — listing flow adapts to project size.
How does listing verification work?
Every new project goes through document verification (title, building permits, developer registration) and an editorial review of the listing content (photos, floor plans, descriptions). Standard turnaround is 2–5 business days. Verified projects get a badge and priority in search.
How do I attract investors and buyers to my development?
GREM gives you global reach to a vetted buyer pool across 70+ countries, plus marketing tools: auto-generated landing pages per project, AI-enhanced photos, PDF brochures, lead-routing to your in-house sales team. Premium tiers add featured placement and matchmaking with active investors.
What commission or fees does GREM charge?
Fees depend on the listing tier and transaction type. Standard listings have a flat monthly fee for placement; success-based commission applies on closed sales (typical range for developer-direct deals is 1–3% of transaction value, lower than traditional broker commissions). Tokenized fundraising rounds have their own pricing — contact sales.
How does presale funding work on the platform?
For projects approved for presale, you can collect deposits and reservations directly through the platform. Funds are held in escrow until contractual milestones (permits, ground-breaking, construction stages) are met. Buyer commitments are legally binding under contracts generated and signed within GREM.
Can I sell units in multiple countries simultaneously?
Yes — GREM is built cross-border by default. Listings auto-translate to 7 languages, prices display in local currency for each buyer, and contracts adapt to local legal templates. You only need to be authorized to sell in the project's jurisdiction; GREM handles buyer-side localization.
How is project marketing handled?
Each project gets its own indexable landing page (great for SEO + paid traffic), AI-enhanced photo gallery, auto-generated PDF brochures and social media posts. Pro/Enterprise tiers include featured placement in the catalog, lead matching with active investor profiles, and dedicated marketing manager support.
What support do I get from GREM?
All tiers include email support and onboarding assistance. Pro and Enterprise developers get a dedicated account manager, priority response (4h SLA), and quarterly business reviews to optimize listing performance and pipeline.
How are buyer disputes handled?
Every transaction is governed by a contract specifying responsibilities, milestones and dispute resolution (typically international arbitration). GREM's compliance team mediates first; if mediation fails, the contracted arbitration body has jurisdiction. Contracts and supporting evidence are stored immutably on the platform.
Can I integrate my existing CRM?
Yes — Enterprise tier includes CRM integration via API and webhooks (push leads to Salesforce, HubSpot, Bitrix24 etc.). Standard tiers use the built-in GREM CRM with workspace switcher, lead routing, agency wallet and reports. Bulk import from CSV/MLS available for existing portfolios.
